Learn More →Lane Ragsdale is the owner and lead inspector of Lighthouse Home & Property Inspection Services, serving Southern Middle Tennessee and North Alabama since 2019. As a Certified Master Inspector (CMI®) and InterNACHI®-certified professional, Lane brings a depth of training and hands-on experience that shows in the thoroughness of every report.
Every inspection is delivered the same way: unbiased, detailed, and explained in plain language — no confusing jargon. Lane documents every finding with photos in an easy-to-read, color-coded report, and clearly separates the major concerns from the minor ones so you can move forward with confidence.
"We used Lighthouse to inspect our new location before we signed our lease. Lane was very detailed in his inspection and the final report. We knew exactly what we had once the report was completed. Scheduling was easy, communication was great, and pricing was more than reasonable for the product provided. The report was color coded so it was easy to see problem areas. Great experience — Lane is on speed dial if we ever need Lighthouse again!"
"We had an amazing experience working with Lane. From the very beginning he was extremely fast and efficient with scheduling, which made the whole process smooth and stress-free. When it came time for the inspection, he was incredibly thorough — every square inch of the house was looked over. What I appreciated most was how clearly he explained everything in normal, easy-to-understand language. His report was fantastic: every item had a picture, and he clearly explained major concerns vs. minor issues."
"Lane performed a very thorough inspection of the house we are buying. All of the issues found were well documented with photos and written explanations. Unfortunately there were more issues than we expected with a fairly new (10 yr) house — this is exactly why you have the inspection done. I would definitely recommend him to anyone who needs a property inspection."
Answers to the questions Southern Middle Tennessee and North Alabama buyers, sellers, and owners ask us most.
A Lighthouse home inspection evaluates the major systems and components of the property, including the roof, foundation, structure, attic, insulation, plumbing, electrical, HVAC, built-in appliances, siding, and grounds as they pertain to the home.
We document what we find with photos and explain the findings in plain language using a color-coded report, so you can quickly understand what matters most and prioritize any issues before making your decision.
Yes. These are ancillary services available for an additional fee and should be requested when scheduling the inspection.
Lighthouse provides mold inspections and indoor air-quality testing (IAC2 Certified), radon testing, and infrared thermal-imaging scans that can help identify conditions such as hidden moisture, electrical hot spots, and insulation gaps.
Sewer-scope inspections, pool & spa inspections, and outbuilding inspections are also available.
Absolutely. In addition to buyer's and pre-listing inspections, Lighthouse handles commercial properties, new-construction and pre-drywall inspections, new-construction final walk-throughs, 11-month builder warranty inspections, and mobile/manufactured homes.
You are not required to be present for the entire inspection. Our inspections typically take approximately four hours, and our reports are clearly organized, color-coded, and written in plain language to help you understand the findings.
Because inspections require careful concentration, interruptions and distractions can sometimes extend the inspection time or make it more difficult for the inspector to remain focused on the property.
Clients are always welcome to attend; however, we generally recommend arriving approximately 3½ hours after the scheduled start time. This allows the inspector to complete most of the inspection without interruption and provides an opportunity to review the major findings with you once the inspection is completed.
After you receive and review your report, we are also happy to answer any questions and discuss the findings with you.
You'll receive a clear, color-coded report that documents the property's condition with photos and plain-language explanations. Every item is separated into major concerns versus minor issues, so you know what needs attention now and what can wait — no decoding required. Reports are typically delivered quickly, often within a day.
