The home you're buying is one of the biggest investments you'll ever make. A thorough buyer's inspection from a Certified Master Inspector tells you exactly what you're getting — before you sign.
A buyer home inspection is a complete, top-to-bottom evaluation of the home you're purchasing — the structure, roof, attic, electrical, plumbing, HVAC, insulation, built-in appliances, siding, and grounds. Lane examines the home's major systems and components and documents everything with photos.
The goal is simple: to give you the full picture before closing. A home can look move-in ready and still hide expensive problems — an aging roof, a failing HVAC system, moisture in the crawlspace, or a safety issue behind the walls. A buyer's inspection brings those to light while you still have room to negotiate or walk away.
Lane Ragsdale performs buyer inspections throughout Fayetteville and communities across Southern Middle Tennessee and North Alabama. As a Certified Master Inspector (CMI®) licensed in both states, he delivers a clear, color-coded report — with major concerns separated from minor ones — in plain, easy-to-understand language.
A Lighthouse buyer inspection evaluates the major systems and components that determine a home's condition and safety.
Foundation, framing, floors, walls, and ceilings — the bones of the home and any signs of movement or damage.
Roof covering, flashing, gutters, attic, siding, and grounds — the home's first line of defense against the elements.
The service panel, wiring, supply and drain lines, water heater, and heating and cooling systems — evaluated for safety and function.
Interior finishes, built-in appliances, insulation, and ventilation — including the areas where moisture and air-quality issues start.
Buying a home is exciting — and that excitement makes it easy to overlook problems. An independent inspection cuts through the emotion and gives you an unbiased, expert read on the property's true condition.
What you learn can change everything: it can save you from an expensive mistake, give you leverage to negotiate repairs or price, or simply give you the confidence to move forward knowing exactly what you're buying.
With a Certified Master Inspector's training and a careful, thorough eye, Lane catches the things that matter — the safety issues, the costly repairs, and the smaller items worth knowing about — and explains them clearly so you can make a confident decision.
Your inspection delivers a clear, color-coded report with photos — delivered fast, often within a day — that separates the major concerns from the minor ones.

Most home inspections take at least 4 hours, depending on the size, age, and condition of the home. Lane takes the time needed to do the job right — rushing an inspection defeats the whole purpose of having one done.
Every buyer inspection evaluates the major interior and exterior components and systems — including the roof, structure, foundation, attic, insulation, ventilation, plumbing, electrical, HVAC, built-in appliances, and grounds. You receive a color-coded report with photos documenting everything Lane finds.
You are not required to be present for the entire inspection. Our inspections typically take approximately four hours, and our reports are clearly organized, color-coded, and written in plain language to help you understand the findings.
Because inspections require careful concentration, interruptions and distractions can sometimes extend the inspection time or make it more difficult for the inspector to remain focused on the property.
Clients are always welcome to attend; however, we generally recommend arriving approximately 3½ hours after the scheduled start time. This allows the inspector to complete most of the inspection without interruption and provides an opportunity to review the major findings with you once the inspection is completed.
After you receive and review your report, we are also happy to answer any questions and discuss the findings with you.
Lane delivers a clear, color-coded, photo-rich report quickly — often within a day of the inspection. It's easy to read and easy to share with your real estate agent so you can focus on the decision at hand.
Absolutely. Mold & indoor air-quality testing, radon testing, thermal imaging, and sewer-scope inspections can all be added to your buyer inspection — so you can arrange everything you need through a single point of contact.
