Home Inspector in Athens, AL

"From historic homes near the square to brand-new construction on the edge of town — Lane Ragsdale and Lighthouse bring a Certified Master Inspector's eye and clear, color-coded reports to every home in Athens and Limestone County."

Thorough Home Inspections Across Athens & the Surrounding Area

Athens is the seat of Limestone County and one of North Alabama's fastest-growing small cities, blending a historic downtown square and antebellum homes with a wave of new subdivisions drawn by its location between Huntsville and Decatur. From century-old houses near the square to brand-new construction on the edges of town, Athens offers a wide range of housing. Lighthouse Home & Property Inspection Services — owned and operated by Lane Ragsdale, a Certified Master Inspector (CMI®) licensed in both Alabama and Tennessee — is based nearby in Fayetteville and inspects properties throughout Athens and Limestone County.

The Athens area carries the regional challenges common across the Tennessee Valley. Humid summers and strong storms test roofs and drainage, damp crawlspaces invite moisture and mold, and much of North Alabama sits in a higher-radon region worth testing for. Older homes near the square bring era-specific concerns like aging wiring and worn roofs, while fast-built new construction carries its own set of things to check.

That's why Athens homeowners choose Lighthouse. You get a Certified Master Inspector (CMI®) licensed in Alabama and Tennessee, a clear, color-coded report with photos, and an inspector who walks the home with you and gives honest, practical advice. Mold and air-quality testing, radon, thermal imaging, and sewer-scope inspections are all available through a single point of contact. Call or text Lane at 931-307-1524 to schedule your Athens inspection.

★★★★★

"We had an amazing experience working with Lane . From the very beginning, Lane was extremely fast and efficient when it came to scheduling our home inspection, which made the whole process smooth and stress-free. When it came time for the inspection itself, he was incredibly thorough. I mean every square inch of the house was looked over. If there was a scratch on a wall, it was noted. If there was something small that most people would overlook, he made sure we knew about it. What I appreciated the most was how clearly he explained everything. He didn’t use a bunch of confusing technical terms — he broke everything down in normal, easy-to-understand language. His report was also fantastic. Every item had a picture, and he clearly explained what was a major concern vs. a minor issue, which helped us feel confident moving forward. He even video records the entire inspection, which shows how transparent and professional he is about his work. If you need a thorough, honest, and knowledgeable home inspector, I highly recommend this company."

Frequently Asked Questions — Athens Inspections

Answers to the most common questions Athens-area homeowners ask before scheduling a home inspection.

What does a home inspection cover in Athens?

A Lighthouse home inspection evaluates the major systems and components of the property, including the roof, foundation, structure, attic, insulation, plumbing, electrical, HVAC, built-in appliances, siding, and grounds as they pertain to the home.

We document what we find with photos and explain the findings in plain language using a color-coded report, so you can quickly understand what matters most and prioritize any issues before making your decision.

How long does an inspection take?

For an average home, plan for about 4 hours on-site, depending on the size, age, and condition of the property. Lane never rushes — he takes the time the home needs.

Should I be there for the inspection?

You are not required to be present for the entire inspection. Our inspections typically take approximately four hours, and our reports are clearly organized, color-coded, and written in plain language to help you understand the findings.

Because inspections require careful concentration, interruptions and distractions can sometimes extend the inspection time or make it more difficult for the inspector to remain focused on the property.

Clients are always welcome to attend; however, we generally recommend arriving approximately 3½ hours after the scheduled start time. This allows the inspector to complete most of the inspection without interruption and provides an opportunity to review the major findings with you once the inspection is completed.

After you receive and review your report, we are also happy to answer any questions and discuss the findings with you.

Do you offer radon, mold, and thermal imaging in Athens?

Yes. These are ancillary services available for an additional fee and should be requested when scheduling the inspection.

Lighthouse provides mold inspections and indoor air-quality testing (IAC2 Certified), radon testing, and infrared thermal-imaging scans that can help identify conditions such as hidden moisture, electrical hot spots, and insulation gaps.

Sewer-scope inspections, pool & spa inspections, and outbuilding inspections are also available.

When will I get my report?

Quickly — often within a day. You'll receive a clear, color-coded report with photos that separates major concerns from minor ones, so you're never left waiting when you have decisions and deadlines.

How do I schedule my Athens inspection?

The fastest way is to call or text Lane directly at 931-307-1524, or use the form on our contact page. We'll find a time that fits your closing timeline and get your inspection on the calendar.
