Thermal Imaging

"Some of the most important problems in a home are invisible on the surface. Infrared scanning sees what the naked eye can't — before it becomes an expensive repair."

See What the Eye Can't

Thermal imaging uses infrared cameras to detect temperature differences across a home's surfaces — revealing conditions hidden behind walls, ceilings, and floors. Where a visual inspection stops at the surface, infrared adds a whole new layer of insight.

Those temperature differences tell a story: a cool patch can mean hidden moisture, a warm spot at the electrical panel can signal an overheating connection, and uneven walls can reveal missing or wet insulation. None of these are visible to the naked eye.

Lane Ragsdale uses thermal imaging on inspections throughout Fayetteville and communities across Southern Middle Tennessee and North Alabama. As a Certified Master Inspector (CMI®) licensed in both states, he interprets what the camera sees and documents it with clear infrared images.

What Infrared Reveals

A Lighthouse thermal-imaging scan looks for the temperature anomalies that point to hidden problems.

💧

Hidden Moisture

Cool, damp areas behind walls and ceilings that signal leaks or water intrusion you can't see.

⚡

Electrical Hot Spots

Overheating connections and components at the panel and fixtures — a fire risk caught early.

🌡️

Insulation Gaps

Missing, thin, or wet insulation that drives up energy bills and comfort problems.

🏠

Energy Loss

Drafts and air leaks around windows, doors, and the building envelope.

A Second Set of Eyes — In Infrared

The most costly home problems often start where you can't see them: a slow leak inside a wall, an overheating breaker, or insulation that settled and left a gap. By the time they show up on the surface, the damage — and the repair — is usually much larger.

Thermal imaging catches these conditions early by revealing the temperature clues they leave behind. It's a non-invasive way to look deeper, adding confidence to an inspection without opening a single wall.

Whether it's finding the source of a moisture problem, flagging an electrical hazard, or pinpointing where a home is losing energy, infrared gives you information that a standard visual inspection simply can't.

Infrared Findings, Clearly Documented

Your inspection includes infrared findings documented with thermal images, alongside plain-language explanations of what they mean.

  • Hidden moisture & water intrusion
  • Electrical hot spots
  • Missing or damp insulation
  • Energy-loss & air-leak areas
  • Overheating components
  • Infrared images with plain-language findings

Thermal Imaging FAQ

What is thermal imaging?

It's the use of an infrared camera to detect temperature differences on a home's surfaces. Those differences reveal hidden conditions — like moisture, electrical hot spots, or insulation gaps — that aren't visible to the naked eye.

Is it the same as a moisture meter?

They complement each other. Thermal imaging scans broadly to reveal temperature anomalies that suggest moisture; a moisture meter then confirms and measures at a specific spot. Together they build a clearer picture.

Does it see inside walls?

Not literally — infrared reads surface temperature, not through-wall X-ray vision. But those surface patterns reliably reveal what's happening just behind them, like a wet spot or a hot electrical connection.

Can I add it to a home inspection?

Yes. Thermal imaging is a valuable add-on to a buyer's, pre-listing, or new-construction inspection, adding a deeper layer of detection to the visual inspection.
